Gold Mining Claim - $10 (Visalia)

I am looking for a gold claim, in any state, that you are willing to lease for royalties, lease to own with $0 down, for a 10% royalty.
I don't have heavy equipment, I'd be going in "Hands & Pans", so it would need a nearby water source.
My goal is to mine approx.
5-10 ounces a month.
We are a retiered couple I'm retired Navy, she's retired Optician.
Something in driving distance from Fresno area CA would be ideal, but I'm open to anything from a creek in Montana to a small production gold mine in Colorado with equipement.
We have an RV so we can travel as needed.
